Why people leave Chicago for the western suburbs (the real reasons)
What changes when you move from the city to the suburbs
The move is not about escaping Chicago. It is about keeping the parts you love while finally getting room to breathe.
The commute is the whole decision: pick your train line first
- The BNSF Metra line runs through Downers Grove, with express service reaching Chicago Union Station in roughly 35 minutes. It is the headline commute out here and a reason homes near the stations hold value.
- Naperville sits on the same BNSF line, further out, so the ride runs a little longer.
- Wheaton is on the Union Pacific West line into Ogilvie Transportation Center, generally a longer trip than a Downers Grove express.
Schools: the question almost every relocating family asks
- Downers Grove: District 58 for elementary and middle, District 99 for high school, which means Downers Grove North and South.
- Naperville: District 203 and District 204.
- Wheaton: District 200.
- Lisle: District 202.
- Glen Ellyn: Districts 41 and 87.
How far does your money go out here?
- Lower end: condos, townhomes, and smaller single-family homes, often further from the train or needing some updating.
- Middle: the bread-and-butter single-family homes most families land on, with the school district and lot size driving price.
- Upper end: larger homes, prime walk-to-downtown locations, and new construction.
Picking your town: match the place to your life
- Downers Grove gives you the Tivoli Theatre, a weekly farmers market, and a walkable downtown next to the BNSF. It is my number one market, where I have closed 48 deals.
- Naperville offers the Riverwalk along the DuPage River and a large, lively downtown, with that slightly longer commute as the tradeoff.
- Wheaton brings Wheaton College and a traditional downtown with a classic, settled feel.
- Lombard, the Lilac Village, and nearby Lisle, the Arboretum Village home to the Morton Arboretum, often stretch your budget while keeping the same amenities close.
How I make a city-to-suburbs move actually smooth
- We start with a real conversation about budget, schools, and your commute tolerance before you tour anything.
- I introduce you to good local lenders so your financing is sorted before we write offers.
- My team keeps the deal on track. Michael Podolak coordinates the transaction, Carolynn Ramey handles listing details if you sell first, and Adrienne Flowers helps on the sales side.
- I tell you the honest tradeoffs of every town and house, even when honesty costs me a sale.
