Option one: sell first, then buy

  1. A rent back (a post closing possession agreement), where the buyer lets you stay and rent it back for a short window after closing. This is very common in our market and I negotiate it often.
  2. A short term rental or family stay if a rent back is not possible. Less fun, but it removes the pressure to overpay on your next home just to avoid moving twice.

Option two: buy first, then sell

The contingency tools that make this work

  • Home sale contingency: your purchase depends on your current home selling. It protects you, but can weaken your offer in a competitive situation. I help you read when it is worth using.
  • Settlement or close of escrow contingency: your purchase depends on a sale that is already under contract actually closing. Far stronger than a plain sale contingency, because the buyer is already locked in.
  • Rent back / post closing possession: as above, this buys you time to move once without owning two homes at the same time.
  • Coordinated closings: sometimes we simply schedule both closings the same day, or days apart, with the same title and lender teams talking to each other. Managed tightly, this is smoother than people expect.
